The following are Laura and Jacks and Coldwell Banker’s plan for marketing and selling your property

1.      Spend time with you to understand your situation and your objectives in selling.

2.      Walk-through your property with you to become aware of  the improvements you have made to the property and how best to show  your home.

3.      Discuss the current market  conditions and marketing strategies to obtain the highest price for your home in a realistic time period.

4.      Obtain a property profile of your home from a title company to ensure accurate and complete information.

5.      Complete with you all of the paperwork required to list  your property.

6.      Assist you in preparing our home for sale by walking throughout each room and making specific suggestions for staging each room.

7.      Provide you with referrals for painters and other resources that may be needed in preparing your home for sale.

8.      If there is any work needed in preparing or staging your home for sale, we will assist and help coordinated the work.

9.      Submit your property to the Multiple Listing Service.

10.  Submit copies of your listing to our company sales staff for their buyers.

11.  Develop a brochure highlighting the features and benefits of your home.

12.  Distribute the brochure to cooperating agents for their clients.

13.  Post a yard sign with an attachment directing buyers to our web site for a printable brochure of your property.

14.  Invite real estate agents form all other companies to a Brokers Open House to give them an opportunity to preview your home for their buyers.

15.  Send e flyer to 1500 buyers and residents.

16.  Send e flyer to 50,000 agents in California.

17.  Hold public open houses when possible.

18.  Advertise in newspapers in the Coldwell Banker section.

19.  Advertise in newspapers in Laura and Jack Davis section.

20.  Send 6,000 announcements to the neighbrohood inviting them to preview your home and announcing that it is available to purchase.

21.  Constantly update you as to any changes in the real estate market and their effects on the sale of your property.

22.  Allow Cooperating agents and brokers to preview and show your home.

23.  Follow up with agents who have shown your property and communicate their reactions to you.

24.  Inform cooperating brokers of any changes that may occur in the pricing or marketing you’re your property.

25.  Provide you with copies of all advertising for your home with us or Coldwell Banker.

26.  Pre-qualify prospective buyers by speaking directly to their lenders.

27.  Assist you in arranging financing if necessary.

28.  Aggressively market our home on many internet sites including.

29.  Provide a team of 3 licensed real estate agents to help coordinate showings and process paperwork and maintain consistent communication.

30.  Prospect for buyers by distributing a list of current listings of homes for sale to all agents throughout the area.

31.  Represent you upon the presentation of all offers by agents and assist you in negotiating the best possible price and terms for you.

32.  After the offer t purchase and nay counter offers have been accepted, provide the escrow officer with the information required to open the escrow.

33.  Review the escrow instructions with you and answer any questions you may have regarding the closing of your escrow.

34.  If requested, prepare an estimate of sellers closing costs for you.

35.  Assist you in negotiating the buyers physical inspection requests of your property.

36.  Provided you with referrals for plumbers, electricians, roofers, painters  or other specialists needed as a result of the inspection.

37.  Offer the services of Coldwell Banker’s concierge Service for any work, inspections or repairs that may be required.

38.  Meet with the appraiser for the buyer’s lender at your property and provide him with comparable sales of similar properties in the neighborhood.

39.  Assist you in arranging for the termite/ pest control inspection.

40.  Assist you in completing the Los Angeles City requirements, gas shut off valves and water heater earthquake strapping.

41.    Keep you informed of the buyers progress in qualifying for a loan and any other escrow contingencies that need to be removed in a timely manner.

42.  Assist you in relocating to another area through Coldwell Banker’s relocation company.

43.  Assist you in coordinating the transfer of utilities and keys at the close of escrow.

44.  Provide service, support and follow-up throughout the entire marketing and escrow periods working with you for a smooth and successful transaction.
